Caring For The Kosciusko Community For

Multiple Generations

The beautiful historic home at 122 N. High Street, Warsaw, Indiana was owned by Judge Frazier until 1937 when Paul Bilby purchased and converted it to a funeral home.


Ned Titus graduated from Indiana College of Mortuary Science in 1952. Ned and his family returned to Warsaw in 1955. On August 1, 1956, Ned and Maryon purchased Bilby Funeral Home. The first year as Bilby and Titus Funeral Home brought 19 calls; the second year added to that number. Funeral directors were the EMS of the day. Ned and his 1946 Packard doubled as hearse and ambulance. He provided emergency service to many in the community at a charge of three to five dollars per run. The years that followed saw an increased number of calls primarily due to their simple philosophy; their service had to be personal, honest and fair.

As the funeral home grew, the Titus name became known for their compassionate and excellent care. Eventually Ned's son, Jerry Titus joined the family business as a funeral director and a new funeral home was built at the corner of Sheridan and Harrison Street. The facility opened in August of 1976 and underwent a major remodel in 1991 and 2018.


In 2015, Funeral Director Cory Benz joined the staff of Titus Funeral Home. With Cory's assistance, the funeral home continued to see growth. And, although Jerry became quite ill in 2017, families served by Titus Funeral Home continued to receive the comforting care the community had always known. After Jerry's passing, Cory purchased the funeral home. He continues to care for the grieving with the same honest, kind philosophy as has always been demonstrated by the Titus family.


In 2022, Owen Family Funeral Home merged with Titus Funeral Home & Cremation Services. Cory and his staff have been working hand-in-hand with Richard and Kimberly Owen to ensure a smooth transition for their funeral families in the Syracuse & North Webster communities. You will still see the same caring staff serving the Wawasee community, as they have for many years.


Both the Titus and Owen Family Funeral Homes have like-minded ideals in their expectations of high-level funeral care in our community. As such, we are honored to serve more families in our communities and continue the Owen family’s legacy.

In Memoriam 

Ned Titus

Ned Titus

Ned Titus served his community as a funeral director for over 40 years. He was a 1943 graduate of Warsaw High School, he also was a veteran during WW1. In 1947, Ned married his high school sweet heart on July 6th. They ended up having two children Jerry and David. Ned graduated from Indiana School of Mortuary and passed his exam in 1952. He worked for other funeral homes before purchasing Bilby Funeral Home at 122 N. High Street (now the northwest corner of the Warsaw Community Public Library.) 


As business grew, it became apparent that a new facility was needed. In November 1976, he opened the present location of the funeral home. He served in many local organizations such as American Red Cross, Noon Kiwanis Club, Masonic Lodge, American Legion, Kosciusko Home Care and Hospice, Warsaw Chamber of Commerce, President's Committee of Grace College. He was also elected twice to four-year terms on the Warsaw City Council.


 Ned passed away on June 12, 2003. 

Maryon Titus

Maryon Titus worked along side her husband for many decades raising two children and helping run the funeral home. Maryon did many things at the funeral home. She worked as the secretary and lady attendant. Both Ned and Maryon worked side by side growing their business with the reputation they earned by truly caring for each family they served.


Maryon was a faithful member of First Baptist Church of Warsaw where she enjoyed singing in the choir and with small vocal groups. She served on the missionary committee and joyfully opened her home to missionaries for a place to eat and/or sleep. Years ago in the church as it was downtown, she directed the junior choir and belonged to its ladies circles. Maryon was a past president of Delta Theta Tau Sorority, past Worthy Matron of Order of Eastern Star, was a Rainbow Mom and a member of the DAR. Some will remember that years ago she was a member of the Tuesday Night Drama Club.


Having everyone together for Christmas was especially important to her. She loved her sons and grandchildren but it was her great grandchildren that she adored. She also loved and spoiled her dog, Teddy, who brought much comfort and love to her after Ned passed away. 


Maryon passed away on January 3, 2014. 

Jerry Titus

Jerry Titus

Jerry Titus was always proud to have been born and raised in Warsaw. He was a 1966 graduate of Warsaw Community Schools and earned an Associate Degree in Mortuary Science in 1974 from Indiana College of Mortuary Science (Indianapolis). Jerry proudly served with the United States Army in Vietnam. He was a member of Warsaw's American Legion Post 49 and a life member of its Veterans of Foreign Wars Post 1126. He was also a member of Disabled American Veterans.


Jerry was an active member of Trinity United Methodist Church and of the Warsaw Breakfast Optimist Club where he served in many offices and received several awards including Distinguished Optimist and Optimist of the Year, among others. He was a huge Chicago Cubs fan and loved the Indianapolis 500 attending 52 nearly-consecutive races. He and his wife, Kathy, shared 5 children and 13 grandchildren.


On October 4, 2017, Jerry Lewis Titus passed away after a brief battle with cancer.
